A flat roof is not actually flat. It needs a genuine fall so water leaves rather than sits, and most of the flat roofs we are called out to have failed because the water had nowhere to go.

Salt off the Channel corrodes ferrous metal far faster than ordinary damp air. We have taken tiles off roofs on the coast after nothing more than a breezy week, purely because the nails holding them had rusted through. That is a specification failure, not a tile failure.
If a roofer quotes the same specification for a Lydd bungalow as for a sheltered terrace in town, they either do not know the difference or have not priced for it.
