A flat roof is not actually flat. It needs a genuine fall so water leaves rather than sits, and most of the flat roofs we are called out to have failed because the water had nowhere to go.
We fit new flat roofs and repair existing ones across pitched roof extensions, garages, porches, dormers and bay windows, working in felt, fibreglass, rubber and single ply depending on the roof.

Salt off the Channel corrodes ferrous metal far faster than ordinary damp air. We have taken tiles off roofs on the coast after nothing more than a breezy week, purely because the nails holding them had rusted through. That is a specification failure, not a tile failure.
If a roofer quotes the same specification for a Lydd bungalow as for a sheltered terrace in town, they either do not know the difference or have not priced for it.
How we specify for each area
One flat roof, photographed three times. It started as old felt under loose stone chippings, with moss growing through. We stripped it back to the timber boards and swept them, then finished it in mineral felt, dressed over the kerb at the edge. The round outlet beside the kerb is in all three. The finished roof is photographed from the other end, looking back towards the ladder, which is why the house wall has swapped sides.
