Salt off the Channel corrodes ferrous metal far faster than ordinary damp air. We have taken tiles off roofs in Dymchurch after nothing more than a breezy week, purely because the nails holding them had rusted through. That is a specification failure, not a tile failure.
If a roofer quotes the same specification for a Lydd bungalow as for a sheltered terrace in town, they either do not know the difference or have not priced for it.
This is the job we do more of in Dymchurch than anywhere. Wind pulls upwards on a roof and the suction is fiercest at the ridge, so mortar bedding that was never designed for this exposure is usually the first thing to go.
Plenty of our Dymchurch work starts as a clean and turns into a proper look at the covering, because being up there is how you find the cracked tile nobody could see from the pavement.
Exposed flat roofs here take wind uplift at the edges as well as standing water in the middle, so the upstands and the outlets matter as much as the surface.

Cleared up after themselves and roof now looks much better.
