General building

General builders in Ashford and Romney Marsh

Building work from the same family run firm that has spent over ten years on the roofs of Kent and the Marsh, quoted in writing and checked against the rules before anything starts.

What we build

The building work we take on

Each one has its own page, setting out what the job involves and what needs permission before it can start.

Building work, from a firm of roofers

Most of the building work people ask about ends at a roof. An extension needs one, a loft conversion is built inside one, a garage conversion usually sits under a flat one and even a porch carries its own. The roof is where a new building most often lets water in, at the joint where it meets the old one, and it is the part we have spent over ten years doing.

So the roofing on our building work is done by us, and the parts that give a poor extension away, the flashing against the house, the fall on a flat roof and the outlets that take the water off it, are the parts we think about first rather than finish off at the end.

We are a family run firm working out of Shadoxhurst, just outside Ashford, and we are fully insured. Every quote is itemised in writing, so you can see what is being built and not only what it costs.

How a building job runs

  1. 1We come and lookA free visit, then a written quote that itemises the work. We would rather see the house than price a job from a description.
  2. 2Permission and approvalWhether the job needs a planning application or falls under permitted development, and how building control will sign it off, is settled before a start date is.
  3. 3The buildFoundations, walls, roof and finishes, with the existing house protected wherever we open it up.
  4. 4Sign offBuilding control inspect at the stages they set and issue a completion certificate at the end. Keep it, because a buyer's solicitor will ask for it.

Before anything is built

Planning permission, building regulations and the neighbours

These are three separate things, and a job can need any of them. Planning permission is about what gets built and how it looks. Building regulations are about how it is built, from the foundations to the fire escape. The Party Wall Act is about the wall, or the ground, you share with next door.

Plenty of extensions, loft conversions and porches on a house can go ahead without a planning application, under what are called permitted development rights. Those rights do not apply to flats or maisonettes, they are narrower in a conservation area, and they can be taken away by a condition on the house's original planning permission. A lawful development certificate from the council confirms that a project is permitted development. You do not have to get one, but it is the document that settles the question if it is ever asked.

Building regulations apply to nearly all of it, whatever planning says. Extensions, loft and garage conversions and taking out a load bearing wall all need approval and a completion certificate. A porch is usually exempt if it is at ground level, under 30 square metres and the front door stays where it is, though its glass still has to be safety glazing.

Who you apply to depends on where the house is. Ashford and Tenterden come under Ashford Borough Council. Hythe, New Romney, Lydd and Dymchurch come under Folkestone and Hythe District Council. Rye and Camber are in East Sussex, under Rother District Council.

Since October 2023 the building regulations also say who is responsible for meeting them. When the client is a homeowner, the client's duties pass to the builder doing the work.

Had these guys come to do a moss removal job. Fantastic work, cleared all the moss using the safer method of doing it by hand rather than pressure washer. Cleared up after themselves and roof now looks much better. Highly recommended and we're going to use them again to bring the fascias and soffits up to scratch and do a couple of minor roof repairs next.
