It holds a single listed building, the 1890 former water tower on Madeira Road. Inside that boundary a dormer or any other roof enlargement needs planning permission on an unlisted house, and re-cladding a wall in tile or timber is not permitted development either. Outside it, the ordinary rules apply. Worth knowing which side of the line a house sits before anything is ordered, and worth checking with Folkestone and Hythe District Council.

A full count of the public energy certificates across every postcode around the centre puts bungalows at about 56 per cent of the stock, against roughly 8 per cent at Littlestone up the road, and loft conversions run about four times as common here as a result. That matters on a quote, because a bungalow carries the largest roof area for the floor space underneath it, and because a converted loft changes what the roof has to do. There is no conservation area and no listed building anywhere near, so re-roofing here is the straightforward version.
