Guttering is the cheapest part of a roof to look after and the most expensive to ignore. Water running down a wall for a season does more damage than the blockage that caused it, and rotten fascias take the roof edge with them.

Salt off the Channel corrodes ferrous metal far faster than ordinary damp air. We have taken tiles off roofs on the coast after nothing more than a breezy week, purely because the nails holding them had rusted through. That is a specification failure, not a tile failure.

If a roofer quotes the same specification for a Lydd bungalow as for a sheltered terrace in town, they either do not know the difference or have not priced for it.
