Loft conversions across Ashford, Hythe and Romney Marsh

Dormer and roof window loft conversions from a firm of roofers, with the stairs, the fire escape and the structure planned before the roof is opened.

Loft conversionsFront elevation, not to scale

A loft conversion is building work done almost entirely inside a roof, and the roof is where we have spent over ten years. Opening one up, building a dormer into it and leaving it as watertight as it was before is a large part of the job, and it is the part a builder who is not a roofer usually hands to someone else.

The rest is what turns roof space into a room someone can sleep in. A floor strong enough to take it, a staircase with the headroom the regulations ask for, insulation, and a safe way out in a fire, which on most houses means protecting the stairs all the way down rather than relying on a window.

The shape of the roof decides what is possible. A hipped roof gives less room than a gable of the same pitch, a shallow pitch may leave too little headroom to be worth it, and the size of dormer you can build without planning permission is set by volume.

What the job involves

  • Dormers built and clad, or roof windows set into the slope
  • New floor joists and any steelwork the structure needs, to an engineer's calculations
  • A staircase with the headroom and pitch the regulations set
  • The escape route protected with fire doors, and mains powered smoke alarms
  • Insulation to current standards, with ventilation kept where the roof needs it
  • Tiles, lead and flashing made good so the roof is as watertight as it was

Before you start

Does a loft conversion need planning permission?

Often not, on a house. Permitted development allows 40 cubic metres of extra roof space on a terraced house, end of terrace included, and 50 on a detached or semi detached one. Nothing can go higher than the existing ridge, and nothing can be added to the roof slope at the front of the house where it faces a road. A dormer has to be set back at least 20 centimetres from the eaves where that is practical, the materials have to look similar, and a side facing window has to be obscure glazed and fixed shut below 1.7 metres.

In a conservation area a dormer needs planning permission. Roof windows are treated separately, and can go in without permission if they stick out no more than 15 centimetres from the slope and sit no higher than the ridge.

Building regulations always apply. Where the conversion adds a floor more than 4.5 metres above the ground, the stairs become the escape route and have to be protected with fire doors all the way down to an exit, and mains powered smoke alarms go in on each floor. The stairs need 2 metres of headroom, though a loft can make do with 1.9 metres at the middle of the stair and 1.8 at the side, and a pull down ladder is not normally acceptable for a room you live in.

Cutting into a party wall to carry a beam, which is common on a semi or a terrace, needs at least two months' notice to the neighbour under the Party Wall Act.

Had these guys come to do a moss removal job. Fantastic work, cleared all the moss using the safer method of doing it by hand rather than pressure washer. Cleared up after themselves and roof now looks much better. Highly recommended and we're going to use them again to bring the fascias and soffits up to scratch and do a couple of minor roof repairs next.
